Are you meeting the requirements?

The requirements of the Building Safety Act are onerous on social landlords, demanding as they do a raft of policies, processes and communications programmes.

Which is why we have collaborated with experienced practitioners to put together a suite of supporting offerings for you to choose from. In essence, we have done much of the legwork so you don’t have to.

Building safety and fire risk communications

In the last ten years, we have developed a comprehensive approach to communicating with stakeholders on complex building safety and fire risk issues. This approach – shaped by the experience of real life cases – has been fine tuned to meet the requirements of the Building Safety Act and is now being implemented by a range of landlords.

The approach is based on an over-arching communications strategy, under which sit the block specific strategies and plans, agreed with the residents concerned. Our resident engagement specialists can help you at a strategic and/or practical level to deliver the necessary engagement.

Alongside these strategies and plans, we have created a suite of designed supporting materials which we can adapt to suit your specific situation and stock profile. Meeting the complex requirements of s156, the material includes annual mailouts, new resident information, website and in-block information.

Policy & Process menu

While working with providers, we have developed a series of policies, process documents and procedures to support building safety. The menu of documents includes:

Creating a Building Safety ‘Expert Panel’ to provide assurance and competence (TOR, worksheets, agendas etc)

Creating an accountabilities register – in a RACI form

Demonstrating competencies – process guide, matrix of requirements, requirements for experience and qualifications

Demonstrating continuous improvement on Building Safety – Risk Management Maturity model gap analysis and improvement plan

Overarching Building Safety Act risk register

Creating a risk methodology framework (if there is not a corporate one in place)

Creating a building risk assessment methodology – based on HAZID (guidance document, template for assessment).

Building specific risk register (create after HAZID)

Block improvement plan (works, processes, management) created after HAZID

Aggregated structural safety risk register (template and population from surveys)
